🏡 June Market Update
June 2024 was another strong month for the Miami Valley’s housing market, with many key metrics up compared to June of last year.
These numbers are cool and all, but what do they mean if you're in the market?
Since we’re far from real estate experts here at MV Memo, we’ve partnered with the folks at the Jeff Probst Group who are. Here’s their actionable advice.
Advice For Sellers
While it’s still a seller’s market, inventory is steadily increasing and the local market is seeing twice as many price reductions to listings compared to last year.
This means you must price competitively. Average prices have never been higher but it’s not 2021 anymore — you can’t get whatever price you want.
Overpriced homes are sitting in this market (costing sellers time AND money). Working with an experienced agent is key to creating a realistic plan that maximizes your return.
Advice For Buyers
Planning on buying in the next 24-36 months? Consider acting sooner rather than later. This already hot market will only get more competitive when interest rates drop.
To avoid the surge of buyers waiting for lower rates to jump in, consider buying before the drop and refinancing when it’s advantageous in the future.
